Boiler Installation and Maintenance

It is essential that they are checked regularly for servicing and to ensure they are running safely and efficiently. Landlord Responsibilities  

With more rules imposing stricter sanctions on landlords who fail to comply with legislation it is more important than ever to ensure you are carrying out the correct procedures in your properties to fulfil your duty as landlord. Failure to do so can result in serious injury or worse, death. By law, landlords are required to ensure the following:-

Gas

  •  Gas fittings / flue are to be maintained in safe condition and serviced annually
  •  Servicing, installation and maintenance must be carried out by a Gas Safe registered engineer
  •  Gas safety check must be carried out annually, on change of tenancy or before a new lease begins
  •  Landlords must keep a record of each safety check for a minimum of 2 years, this is not the installer / engineers responsibility but lies solely with the landlord
  •  Tenants must be given a copy of any safety check within 28 days of the check being carried out


Oil

There is no legal requirement in the United Kingdom or the Republic of Ireland for a landlord to obtain a landlord safety certificate for oil fired equipment installed within a let property. However, BS 5410: Part 1 requires oil fired appliances and equipment to be serviced periodically in accordance with the Manufacturer’s instructions. Oil storage tanks and oil supply pipe work should be checked regularly for general condition and any leaks repaired. We advice these checks to be carried out on an annual basis to ensure maximum efficiency and safety of your boiler.

Letting agents and landlords are advised to ensure that an OFTEC Registered Engineer services and inspects oil fired installations at least annually.

Additionally, planned maintenance reduces the risk of carbon monoxide poisoning. There have been no recorded deaths relating to oil fired appliances and carbon monoxide. However, any fossil fuel burning appliance has the potential to produce carbon monoxide if incorrectly installed or maintained.

A carbon monoxide detector should be fitted adjacent to any fuel burning appliance. Batteries for carbon monoxide detectors should be checked at least weekly.

Landlords who have gas heating or any gas appliances are required to get them checked annually, or at the beginning of a new tenancy.
